Ukrainians are explained how to properly sell a land plot.


The open land market has been in effect since July 1, 2021, in Ukraine
Since July 1, 2021, an open land market has been in operation in Ukraine, allowing for the legal buying and selling of land. Selling land is becoming an increasingly common practice among individuals and legal entities.
Before selling land, several mandatory steps must be taken. First of all, the seller must gather all necessary documents. For this, the land plot must be assigned a cadastral number. If it is absent, you must contact the developer of the documentation to obtain technical documentation for establishing or restoring the boundaries of the plot and register it in the State Land Cadastre. It is also necessary to check the documents confirming ownership of the land plot.
Preparing other documents and checking the plot depends on the work with the notary, who will be entrusted with overseeing the purchase and sale agreement. The notary also conducts a check of information regarding potential problems with the plot, such as legal disputes or arrests. The conclusion of the contract between the parties can be carried out considering the peculiarities of the specific plot.
Before selling the plot, it should be taken into account that the right to purchase is preferred by the subsoil user and the tenant. The seller must first offer them to buy the land, and if they refuse or do not express a desire, the sale can be carried out in the open market.
When concluding the contract and registering ownership rights, the relevant taxes and fees must be paid, such as personal income tax, military tax, and state duty. Additionally, the services of a notary must be paid. The last step is concluding the contract and registering the new owner in the Register of Property Rights to Real Estate. Payment can be made in advance or during the registration of the agreement.
