Europe restricts short-term housing rentals

European countries are tightening requirements for short-term housing rentals. In Poland, it is recommended to start this process with three simple steps. This is reported by inPoland.

“In many European countries, short-term rentals are becoming increasingly popular. They are considered one of the main reasons for the housing crisis, including rising rental prices. That is why Europe is introducing restrictions,” the publication notes.

Experts claim that in order to establish restrictions, work must be done to create a register of such housing, regulate it, and determine the term “short-term rental”.

After this, it will become clear if a 90-day term is sufficient. But this will also allow these living spaces to be brought out of the grey zone, where rent taxes are currently not being paid.

The issue of short-term housing rentals is quite relevant, as residents of large cities and tourist centers face unfair competition from rental platforms and have problems extending long-term leases.

Apartments rented for short terms are essentially used as hotel rooms. However, hotels in Poland are regulated and required to comply with fire safety rules, evacuation routes, and sanitary standards.

Some countries have already introduced mandatory licenses or permits for short-term rentals, others have created special registries, and some have limited the maximum number of days for which housing can be rented short-term. Such restrictions will also be introduced in Poland.

Rising rental prices in Poland

Moreover, the average rental price of housing in Poland has increased by 2% over the year, which amounts to 80 zlotys. The reason for the price increase was the rise in utility costs and the influx of migrants. The rental price is also influenced by the location of the apartment, as well as the availability of public transport and infrastructure. Housing with renovations and additional amenities will cost more.
